This is an exciting new class offering from REAA. Longtime members Debbi Riggs, from the North Bay Chapter, and Brian Melsheimer, SRA, from the Sacramento Chapter, will discuss the use and requirements of retrospective appraisals. They will take an in-depth look at pre and post wildfire disaster appraising. Additionally, they will cover various types of other retrospective non-lending appraisals. They will highlight clients who may need an appraisal due to date of death, insurance settlement, estate valuations, and litigation support. Scope of work, methodology and process, data selection, and different report formats will also be discussed. Specific Extraordinary Assumption and Hypothetical Conditions case studies will be shared to demonstrate this unique process. Brian Melsheimer is the owner of Sierra Nevada Appraisal Group in Nevada City, CA. He has a degree in Economics from Sonoma State University. Brian holds the SRA designation from the Appraisal Institute and is an active member of the Real Estate Appraisers Association and the National Appraisers Association. Brian has been appraising for over 20 years and specializes in expert witness testimony, with extensive experience in wildfire litigation. When he’s not appraising, Brian enjoys backpacking, hiking, distance running, getting smiles from his newborn daughter, Daphne.
Debbi Riggs is the owner of Riggs Appraisal Company in Santa Rosa, CA and a Certified Residential Appraiser. She completed a degree in Business Communications from Sonoma State University. Debbi was one of the founding board members of the Real Estate Appraisers Association (North Bay) and has mentored several appraisers to licensure. She has been appraising since 1992 with the emphasis of her practice over the past 15 years in performing complex appraisal assignments for private party and non-lender use as well as providing consulting and litigation support. Debbi has extensive experience in completing appraisals for wildfire litigation and assisting private parties in locating and engaging both residential and commercial appraisers in other disaster areas. When she’s not at work she enjoys traveling, experimenting in the kitchen, hiking, swimming and beach time in Hawaii with her loved ones
