Class Description
This 3 hour presentation is an intermediate-level overview of the Cost Approach and will appeal to both newly licensed appaisers and the more seasoned real estate appraiser professional. The class will focus predominately on more common residential mortgage assignments. Related sub-topics include site valuation techniques, replacement cost-new data sources and applications, and entreprenuerial profit. The causes and impact of physical deterioration, functional and external obsolescence will also be discussed. Finally, the reconciliation process with regard to the Cost Approach will be addressed: how does the Cost Approach fit with the other approaches and why the Cost Approach is always applicable when improvements and land are part of the valuation-problem. 

By the end of the presentation, participants will understand the fundamental relationship between cost, depreciation, and value. They will leave with a greater confidence-level in their ability to complete a credible Cost Approach analysis.

About the Instructor: Denis A. DeSaix, MAI, SRA
Denis DeSaix has over 28 years of appraisal experience. Valuation services include commercial and residential property appraisals, consulting, and expert witness services. Denis is a contract commercial and residential reviewer for several community banks, and he holds the MAI and SRA designations awarded by the Appraisal Institute. He was the 2019 Chapter President of the Northern California Chapter of the Appraisal Institute and a past President of the East Bay Chapter of the Real Estate Appraiser Association. He has been published in Appraisal Today magazine and quoted by the San Francisco Chronicle and Valuation Magazine. His most recent courses have been focused on the impact of residential rent control and the valuation of Accessory Dwelling Units, where he has spoken at national events on that topic. Denis develops and teaches appraisal continuing education classes and is proud to have served as a United States Marine.
