ANSI Measurement Guide for Appraisers

Course Description
Learn the methods and procedures for measuring and calculating square footage in detached single-family dwellings, based upon the American National Standards Institute Square Footage-Method for Calculating ANSI® Z765-2021 Guidelines. This course is supplemented by material developed by Hamp Thomas, a certified residential appraiser and Realtor® with over 25 years of experience. Learn how adhering to the ANSI® Standard can protect real estate professionals, their companies and their clients.

Course Goal
The goal of this course is to teach appraisers and real estate professionals how to better measure “finished living area” based on the ANSI® measurement standard. From basic ranch-style homes to complex one and one-half stories, with sloped ceilings, dormers, and many unique measuring circumstances. Students will gain a better perspective on measuring residential square footage.  
Course Objectives
·         Review the rules of ANSI® and the importance of following a standard of measurement
·         Discuss the “Tools of the Trade”
·         Explain the “Rules of Thumb” in rounding measurements
·         Examine the measurement of stairs
·         Define GLA or Gross Living Area
·         Learn how to calculate the total measurement when utilizing interior dimensions
·         Define the proper measurement of Garages- where the measurement begins and ends
·         Learn the proper method for determining “finished” living area, Bonus Rooms, and other Finished attached and detached spaces
·         Explore the methods and procedures for measuring Townhomes and Condos and the importance of       verifying finished new construction
 Learn to measure corners and caps, chimneys, fireboxes, and bay windows
·         Examine the measurement of dormers, upper levels, and rooms with sloped ceilings
·         Identify how to properly report above & below “grade” living areas
·         Understand the basics of home measurement and learn how to properly measure a single-family dwelling, based on the ANSI® measurement guideline
·         Summarize the fundamentals of square footage math
·         Discover the importance of square footage disclosures
·         Illustrate the importance of price-per-square-foot in all real estate valuations and review the benefit of following a recognized standard of measurement

 You are strongly encouraged to purchase your copy of ANSI Z765-2021 and review it prior to class, only 16 pages.

The copyrighted ANSI Z765-2021 standard is available from Appraiser eLearning. Upon registration, a link to purchase will be emailed to you upon class registration.

This will be a 3 hour continuing education course. 5/19/2022 - doors open at 8:30a. Class 9:00 to 12:00
