USPAP requires us to be competent in analyzing and valuing property features of a subject property. That includes solar systems. Are you familiar with FNMA's policy on how to value solar panels? Does solar really add value if you can't find any comparables with the same feature that have sold? How do you value a solar photovoltaic (PV) system? Do you know how they work and how much they cost? How do you find comparables with solar features on MLS? What are some of the questions you need to ask home owners of homes with solar PV systems?
Join us for this hands-on class to get your questions answered. We will devote time during class to actually use free online tools to determine the values of different solar panel systems. Additionally, we will also explore how to search for homes with solar features on MLS. It is recommended that you bring your laptop. We will also discuss some sample wording or language you can use in your appraisal report.
This is a must attend class for all appraisers especially since California is a leader in clean energy! The CA 2019 Energy Code changed the building code and required installation of solar panels for new residential homes (with some exclusions) so this trend will continue as more homes add solar features. The need to value them with accurate and well supported data will become more important over time, making this class a must for all appraisers.
Lou is the President of the North Bay Real Estate Appraisers Association after serving as Board Secretary for 6 years. Lou has over 32 years of appraisal experience both working as an independent fee appraiser after retiring from World Savings where she worked as a staff appraiser, district appraisal manager and the region appraisal manager and the vice president of the North Bay Appraisal department covering the counties of Sonoma, Marin, Napa, Lake and Solano counties. She also supervised the independent fee panel working for World Savings and taught continuing education classes at World and REAA. She also earned her Accredited Green Appraiser certification from Earth Advantage since 2020 and has attended several classes on Solar PV Valuation, Carbon Free Homes, High Performance Homes Valuation offered by PGE and Sonoma Clean Power.
