Course Description:

This 3 hour course is provided as an introduction to the concepts of cultural competency and awareness of the systems, processes and misperceptions in the general real estate community that can create many types of bias. We will explore the origins and some of the institutional history that have contributed to bias in all its forms related to real estate valuation and lending policy.

AB 948, the Fair Appraisal Act is now law and it prohibits a licensee from basing their appraisal of the market value of a property on the basis of race, color, religion, gender, gender expression, age, national origin, disability, marital status, source of income, sexual orientation, familial status, employment status, or military status of either the present or prospective owners or occupants of the subject property, or of the present owners or occupants of the properties in the vicinity of the subject property, or on any other basis prohibited by the federal Fair Housing Act.
